Commercial Architecture: What to Focus On

Construction,Real Estate,Business
As you explore commercial architecture, there are some different aspects to design that you want to consider. These are often afterthoughts with commercial buildings - and you don’t want to have a design executed only to find out that it doesn’t work for you when you are ready to move in. by thinking about everything early on, you can avoid problems down the road.

Lobby Design

Inside commercial architecture, you are likely going to have a lobby of sorts that will greet people. It may be a place where you will have a reception desk in order to greet everyone or where everyone will gather before determining where it is that they need to go within the building. Either way, you have to make sure that it is in your plans.

When you work with an architect that is comfortable with commercial architecture, they are going to be walking you through all of these areas. This is important because you need to make sure your architect has a good grasp on things. If you don’t work with a quality architect, you are going to be doing a lot of the work - and that’s not the way it should be.

Some things to focus on include:

  • Square footage
  • Accessibility
  • Bathrooms
  • Lighting and windows
  • Special features
Storage

Many people and businesses are so concerned about office space and retail space that they forget about storage space. You may need storage closets, storage rooms or an entire warehouse dedicated to storage. This will greatly depend on whether you are the only tenant within the building or if it will be a building that will be leased to other individuals as well. If you need a significant amount of space, make sure you let your architect know about this. Commercial architecture can be drafted in a variety of ways because every single business is different. Don’t decide on storage alone. Ask your architect what their opinion is and find out if they have any unique solutions that you hadn’t thought about.

Office Space

Do you plan on having one office or multiple offices? Are you leasing space or is it all for you? When you look into commercial architecture, it’s important to consider office space as well as how expandable it is later on. If you plan on growing, you may not want to lock yourself into a few large offices on the top floor. Instead, it may be beneficial to have open floor space and use portable walls to help divide up the offices.

When you work with an architect, they should be able to sit down with you and have a Q&A session. When an architect takes the time to attend to your needs and find out what it is you are looking for, you can be more confident in the type of building plans you will get in the end. If you find that you are doing a bulk of the planning, then you need to find a different architect for your commercial architecture plans.

Duane Bradshaw Architects, Houston architect, provides quality architectural design Houston services for professional, commercial, industrial, religious, high-tech and adaptive reuse spaces.
