Selling your house in Houston is never an easy task and deciding on which Real Estate Agent to hire can make or break you, not to mention it is a daunting task in and of itself. There are multitudes of different Real Estate Agents out there, each one claiming to be better than the rest. But how can you tell a good Agent from one who will waste your time and money? In truth, there are several things you can look for that should help you to identify who will do the best job for you. The most important thing an Agent can do for you is list your property on Houston MLS, or Multiple Listing Service where 89% of buyers begin looking for a home in Houston. You might want to choose a Flat Fee Agent to list your home rather than an Agent who will charge you 6% just to list your property. Secondly, a good Agent will do a Comparative Market Analysis or CMA for you. Getting a CMA means that you will be able to list your property competitively on Houston MLS. If your price is unreasonably high, many will pass it by and not look at it. If your price is too low, you will not get the maximum dollar out of your sale. Finally, and perhaps most importantly, look for an Agent who will stay in contact with you and regularly update you with feedback. Doing a sale by owner in Houston can be a trying experience for anyone and you may even end up wasting your time and going to an experienced Real Estate Agent. Studies show that many times the buyer will expect the 6% you usually pay for commissions to be discounted from the sale price so nothing is saved in the long run.
