The phrase basement tanking is simply another way of saying waterproofing your basement. The beauty of being able to tank your basement is that it effectively solves your damp problems whilst maintaining the structure and basic set up of your existing basement. By waterproofing your basement you are able to gain much needed valuable extra space inside your home or property, thereby increasing the value of your house. This water proofing of your basement is essential when the basement is built below or at ground level. This is because the residual water or water drainage that collects at the ground is packed around the walls of the basement making it susceptible to damp and damp related problems. Rains, floods, leaks in pipes are likely to raise the water levels in the ground, which in turn leads to the rise of hydrostatic water pressure. This pressure when directed at the floors and walls of the basement of a building will undoubtedly lead to the penetration of water into joints, cracks and other structural weaknesses in the building. The continuous pressure and build up of water will raise the damp levels that lead to major health issues as well as inevitable resulting financial set backs. There are many ways that this water proofing can be done. You can either choose to block the passage by which the water gets into the building structure by using external waterproofing methods or use cavity drainage systems. What you choose to do will depend on the reason and method by which water gets into the structure and how far the damage already caused is. Using cement like tanking material is a common method and is easily done. The surfaces have to be prepared and then the material is applied – the amount of coatings required dependant on the level of damage – which is then rendered in order to protect the cement like coating. This allows the basement walls to breath and be dry at the same time. The cavity drainage methods however require insertion of such cavities, drainage passages, pumps and sumps. Different damp proofing companies employ different types of tanking material, some of which have pre made rendering capabilities that require only for plasterboards to be attached or a dry lining finish to be done. Even if your basement doesn’t have a damp problem as yet, it is always prudent to have a damp proofing system in place so as to prevent any damage that may occur in the long run. Preparing for the eventuality is certainly more cost effective that curing the damage.
