Cheapest is not the best every time. All of us wish to stay within the allotted budget and get management services within that range. But this may not always work as expected. So, it is important to keep an open mind. The asking price should not be the only criteria during the hiring of Metro property management. Cheap companies may charge less but in lieu provide substandard services. This is not something which one wishes to deal with in the long run. A property is too vital to let go in such a manner.

Availability

The contact numbers provided by the Metro property management services is another criterion which needs to be considered quite seriously. Ask yourself the question, is the manager you have hired is available 24 x 7? Any proxy for business purposes must be contacted whenever the need arises. This is what is expected of a property manager. Look for full disclosure of the contact information along with a hotline access. Simple voicemails are a strict no-no. Repairs/maintenance Taking responsibility of the maintenance and repair jobs is a must for property management which you hire. So it is of utmost importance that this point gets clarified from the very beginning. Otherwise it will leave a glaring hole which is bound to come back and haunt you in the future. This point needs to be mentioned in the service agreement.

Monitoring

Make sure that the job of monitoring is also being undertaken by the management company which you hire. After all it is crucial that someone is there to keep tabs on how the tenants are taking care of the property they have leased.

Fees charged

It is quite natural that the property management company which you hired is going to charge a fee. However it is necessary to be clear about how this has to be paid when the time comes. Besides the regular payments, whenever a new tenant is found for a particular vacant property, a leasing fee gets charged. Ideally half of the rent collected in the first month of tenant-ship needs to be given out to the management company.

Financial management

A good Metro Property Management company is open regarding how they handle the rents collected and the expenditure involved in repair work, leasing of staff and various other departments. They divulge clear information regarding the check deposits and various transactions handled on behalf of their clients. Regular reporting is undertaken so that no communication gaps remain which may lead to confusion. A specific schedule is determined from the very first so that it gradually turns into a rhythm that allows for closer tab keeping.

Termination

The hiring of a property management company is valid till the client receives perfect satisfaction from this arrangement. As soon as problems crop up and the homeowner feels that one side of the bargain is not being kept, they may choose to terminate that arrangement without further ado. So there has to be a mention of this point in the initial contracts drawn with the management services.
