When it comes to investing in homes in London, you'll certainly have a wide market to target. As the UK's largest city and with more than seven million people living here, demand for homes is high. But what kind of investment property should you choose, houses or flats?

Either will undoubtedly offer you a steady income stream and you can be confident that there will be interest in both sorts of development. However, flats and houses have their own unique set of attributes and advantages so you ought to lend some careful consideration into which you integrate into your buy-to-let portfolio.

Opt for London houses, for example, and you'll find you have a property that is much more suitable to market towards those with children. Parents who either want to start or expand a family will need plenty of space and houses are more likely to offer the room they need more so than flats.

Indeed, houses tend to have at least two bedrooms so there should be sufficient room for both mum, dad and the kids to move around in comfort. Choosing houses for your buy-to-let portfolio can also give you the chance to carry out extension work to increase the floorspace of the home, provided you have sufficient planning permission.

As this is something that you will be unable to do with flats that are situated off the ground floor, selecting houses that you then expand could enable you create more space, which consequently may boost its appeal among prospective tenants and command higher levels of rent.

However, you should definitely think about the advantages that can come with investing in flats in London.

Indeed, as you'll find these properties include studio apartments and one-bedroom residences (although developments that have three and four bedrooms are also available) these can be ideal if you're looking to target young professionals who wish to live alone. These people are unlikely to want excessive amounts of space, such as could be the case if they were living in a four-bed house by themselves, so a flat could offer all the room they need.

While you will be able to purchase and then let out flats individually, you may find it is a more prudent investment option to acquire a multi-residence development. This consists of several flats being situated together in the same building and there are a number of advantages that are on hand by selecting this.

Indeed, as several of your tenants will be situated next door from each other and/or on the floors above and below, you do not have to travel great distances to your separate properties. This could allow you to cut down on your transport costs and means you may have to spend less time when visiting your investments, be it to carry out maintenance work or simply check in on the people who are living there.
