Property maintenance companies maintain properties for landlords. Property maintenance company activities vary, but the most common activities include grounds keeping and landscaping maintenance, pool maintenance, heating and ventilation repairs, and plumbing maintenance. Rent collection, physical security, and tenant screening are offered by some property maintenance companies. But who are their primary customers? • Long distance landlords rely heavily upon property maintenance companies because they cannot travel endlessly or long distance to maintain the property. • Private individuals who have moved out of state for work and rent out their old home in order to keep the option of returning or simply because they cannot sell it in the current economy find themselves hiring property maintenance companies to do what they cannot do long distance. • Multi-family properties tend to hire property maintenance companies. Maintaining apartments with many tenants can become a full time job. • Landlords with more than a handful of residential rental properties hire property maintenance companies. A landlord who has invested in property for the rental income has not done this in order to become a full time handyman. • Commercial real estate ventures hire property maintenance companies. Skyscrapers and large industrial properties require significant maintenance, and only property maintenance companies have the staff to do the volume of work at a reasonable price. • Retail properties in particular are sensitive to appearance. Frequent clean ups, upgrades, and repairs can overwhelm a single person. Single store owners or those subleasing a small strip mall do not often hire property maintenance companies, but those with more than a few retail sections do. • Retired individuals who own property tend to hire property maintenance companies. Even if they did the basic repairs and maintenance previously, physical limitations with age dictate outsource. • Banks and lenders who need to maintain foreclosed properties so that they can be resold outsource maintenance. • Property investors often hire property maintenance companies to do basic landscaping and site clean up as property is repaired or waiting to be resold. • Home owners’ associations are increasingly hiring property maintenance companies to clean up foreclosed and abandoned properties until foreclosure or property sales can be completed. They even hire property maintenance firms to do the work when the bank’s property management isn’t up to the neighborhood’s desired standards. Demographics of those who rarely hire property management companies: • Those who live in one of the units of a two to eight unit residential building, allowing them to handle issues that arise quickly and cheaply. • Those who are renting out a single home, especially if they are living locally. • Those who maintain several single family homes in short travel distance from each other.
