Property maintenance companies can be used for a wide variety of day-to-day tasks on a property or they can be used for maintenance work that occurs once a month or once a week. There are many companies that can be utilized by a property manager and one of the difficulties involved is coordinating the work of all of this companies. This is why it pays to have as much of this work done by one firm as possible. It will rarely be possible to have all of the work done by one company but the number of companies involved should be reduced to a minimum. Usually you have to hire a pool maintenance company or at least an individual. Weekly lawn and grounds keeping should be done by one company. This includes tree and bush trimming along with any and all lawn care. Lawn care should include more than just cutting grass, but also raking leaves and a general cleaning of the landscape. All of the gardening work should be done by this same company. And if possible any sweeping of sidewalks or parking lot areas should also fall under this category- in general any outdoor cleaning that involves the ground including walkways and driveways. All plumbing maintenance and repairs should be done by the same company, and this includes drain cleaning which is a common expense. You should also look for a company that offers heating and air conditioning maintenance and repair service along with plumbing. All three of these areas can be combined into a single vendor. Both the exterior and interior of the buildings for both plaster and painting can be done by the same company. Although there are certain companies that will only do certain types of painting work, you should look for a vendor which will perform all the prep work along with the painting. Often times this type of company will do tile work, and if you are lucky, you may find a vendor that also will install carpet along with a painting service. If not, the carpet vendor will have to be separate. The work of an electrician is very specialized and will require a separate vendor. However, there is a lot of work that can be consolidated with a good electrician. This includes the installation of new lighting, both indoor and outdoor, and the installation of new ceiling fans. This is all in addition to normal electrical repair work. Consolidating your property maintenance will reduce overheads, be less time consuming, and will ultimately make your life a lot simpler.
