UK property law explains rights and responsibilities of the parties with contracts that are associated with properties such as agricultural residency, common leases, official leases, and mortgages. Along with this, UK property law also explains general hold possessions, partner ownership and trespassing laws. There are a number of specific acts that have come into place, particularly since 1986. Although property law had been in place for hundreds of years, changes to the acts has made the landscape one that has moved slightly, and UK property barristers and solicitors have come up against new challenges when trying to apply the law in these areas. UK laws that were formulated for the agricultural residency were prepared based on the Agricultural Holdings Act 1986. In 1995, agricultural residencies rules were made including several amendments to current regulations. To bring resolution to associated disputes, The Land Registration Act was made in the 2003. Attorneys started to apply this act from October, 2003. It contained new laws on “opposite possession”, booking of possessions and headings. Business leases were included in the Landlord and Tenant Act in 1954 and the Landlord and Tenant (Covenants) Act of 1995. Laws regarding suitable facilities were altered in 2003. These acts and reconstructions have notes associated with official leases, license policies, jobs, time of employment, subleasing of any type of tenant possessions or business properties, lease durations, and lease reforms. The Landlord and Tenant Act 1954 (Part 2) and the Landlord and Tenant (Covenants) Act 1995 consists of facilities associated with common leases, estoppels, regrets, breaches, rentals, subleasing, service costs, job sharing, properties sharing, trade restrictions, re-entry eligibilities and other rules that are associated with any type of lease property along with tenant possession. These acts consist of provisions associated with lengthy leases. A reform act was made in 2003 after the Commonhold Act and leasehold reform was made in the year 2002. Till now, general regulations are used in commonhold possessions. Commonhold land registration rules are also followed with equal importance. Problems that are being caused due to the partnership of the possessions and corresponding estoppels are maintained by the Trusts of Land Act made in 1996. The Act of Housing, 2004 consists of many housings associated rules, license laws for several employments and particular licensing for residential homes. UK property laws associated with mortgaging are included in the Consumer Credit Act made in 1974 and amended in 2006.
