1. Colour schemes that are at the over the top side of personal taste need to be changed. Your child may love their bedroom with the bright pink walls with ballet dancer transfers, but any potential buyer is only going to see the work needed to decorate. Go for neutral themes and simple changes when you are preparing your home for sale, make sure what you do can be easily changed by the person who buys your home. What you need to bear in mind at all times is that first impressions is potentially the difference between selling your home or not. 2. An unkempt yard: Having a front or back yard that is untidy can definitely decrease the value of your home. Any potential buyer is going to see that they will have to spend time and money sorting it out if left in that state;like that; so make sure those holes your dogs and children dug and rubbish left lying around are dealt with before you try and sell your home. 3. Many people ignore something like a leaky tap until it becomes a problem; keep in mind any plumbing problems need to be dealt with immediately. It doesn't even have to be anything critical, it could be as simple as a leaking kitchen tap. Out of all the recommendations given this is definitely one of the most important ones, never ignore faulty plumbing. This can result in mold in the home which can make a home practically unsaleable. 4. Where the property is set: This is one area that you can't do anything about. As a BC real estate professional, my listings are usually in beautiful surrounding. Prospective buyers consider the location of a home to be one of the most important elements when purchasing. Things such as good schools, a quiet environment, and close proximity to retail outlets and public transit are what people usually look for. Did you hear about the situation of the odd and even numbered houses in one neighbourhood seeing a big difference in the value of their homes? The justification? The odd-numbered properties backed on to an interstate highway and some unappealing utility lines, and the consequences was that the even-numbered houses were worth about 10 percent more than the odd-numbered ones. 5. Bathroom/kitchen carpets: A carpet in these spaces may look good and keep your feet warm, but they can be a breeding ground for bacteria - which can make them difficult to keep clean, smell nice and ultimately look nice. Bits of food often fall onto a kitchen floor, which can cause stains and make it impossible to keep clean, so put down flooring such as a wood floor or tiles to keep these rooms looking good and hygienic.
