Improving Your FSBO Home's Online Curb Appeal

If you are embarking on a quest to sell your home as a for sale by owner seller “curb appeal” is a term you are likely to encounter very often. In its most basic form curb appeal refers to the physical impression you home makes on those who drive by, or upon potential buyers who are visiting your home to inspect it for the first time. These days though there is another very important form of curb appeal that FSBO sellers need to be aware of – online curb appeal.

So many buyers begin their home search online these days that it is crucial to the for sale by owner seller’s chances of success that their online listing makes a great first impression. Statistics say that you have about 2 seconds to grab that web browser’s interest before they click down to the next ad so what you have to say had better be good. Here are a few tips:

• Photos are Critical – Whether the site you are listing on allows just a few photos or a whole slideshow whatever pictures of your home you do post have to be of the highest possible quality. These photos should highlight the very best bits of your home and be as sharp and clear as possible. If photography is not your forte or every shot you have taken is still coming out hazy and blurry, consider using the services of a FSBO seller resources website like buymyplace.com.au. These companies offer professional photography as a part of their seller packages or as an a la carte service and at a price that is less than the cost of a good new camera.

• Write for Your Target Audience - When writing your property description take the time to give a few minutes though to the kind of people your home would be best suited to and then gear your copy towards them. • Don’t Just List, Describe – Your home has certain features and characteristics that made you fall in love with it. • Think of Your Listing Price as the Search Engines see It - Most people search homes for sale by owner by lowest price first and put on a price cap at even numbers like $350,000 or $400,000. By pricing at say , $349,000, you'll show up more often.
