Being a good property manager is all about making the residents feel at home, feel safe, and feel like any concerns they have are being addressed in a timely fashion. Those are just the basics, things like fixing a leaky faucet, shoveling a snowy walkway or keeping the building’s lobby clean and tidy are regular duties within the scope of the job. There are however some property manager that go well above and beyond the normal expectations of the job and in doing so, they create a warm and inviting atmosphere that encourages long term tenancy. Some of those extras can include something as simple as providing dog waste bags, promptly clearing away graffiti, posting bandit signs, or fostering close, friendly relationships with the residents to encourage more of a family feeling in the building. They may seem like relatively easy things to do and really, they are. Their impact though can be enormous. A tenant that that is comfortable and feels secure in their surroundings is much more apt to stay around for the long term which is obviously best case scenarios for property managers because high turn over means far more work. Getting a tenant out, repainting when necessary and cleaning carpets are only the start. Advertizing for a new resident, filling out the required paperwork and then hoping that they work out are just a few of the things required when changing from one tenant from another. In other words, long term is the goal and part of achieving that falls on the shoulders of the property manager. If they do their job well, they ensure themselves less labor in the long run. So if those freebee dog waste bags at the front door seem silly to some, they are just one of the little perks that help keep people where they are.
