How to Start Remodeling Your Home

If you have lived in your home for a long time it might be time to give it a facelift with a few upgrades. If you think you might want to sell your home in the near future, updating your home to the latest trends is especially important. Or you might be looking for something fairly inexpensive to fix up and resell. Whatever your reason for remodeling a home, there is a slim chance you will get back everything you invest into it dollar for dollar. However, there are a few things you can do that ensure you get as much back as possible.

The first tip to getting your money back from a remodeling investment is to keep the upgrades you make to your home modest enough to fit in with the rest of the neighborhood. We all want to make our homes more attractive, but if it much too fancy for the neighborhood it is in, you will have a harder time selling it later. Realtors have a piece of wisdom that most people live by these days: “Buy the least expensive home in the best neighborhood you can afford.”

Once you decide to start remodeling your home, the first thing you should do is tackle the structural or mechanical flaws with the home first. It does not matter if you plan to live in the home for a few years or if you plan to turn around and sell it. Take care of any problems that could become a safety issue first. Something that may seem small in the beginning can become a huge problem down the road. You will definitely have a hard time selling a home that has potential safety problems. Tackle the essentials before you start on other home improvement projects.

Keep any upgrades you make to your home practical. Upgrade it with things you know your family needs, or with things you think any family would need. Another way to go about it is to figure out what bothers you about your home and fix it. Add upgrades that could lower the cost of living in that home, such as green home improvements. Insulation, energy saving windows, egress window wells in the basement, or a new furnace are all things that could provide monthly savings and even a tax credit. Upgrade your home with things that will make your family more comfortable first, and then if you have money leftover, add things that make your home more exciting.

If you want to sell your home, one of the biggest things you can do to speed that process up is to enhance your home’s curb appeal. By adding improvements to the exterior of your home, you increase the number of people that want to look at it and maybe decide to buy it. You can do a lot of little things to the exterior that cost little money and takes little effort. Add a fresh coat of paint to the front porch, sweep the driveway and front walkway, generally keep things clean and tidy or plant some perennials. First impressions could make or break a sale.

Whatever type of improvement you do to your home, try to keep them inexpensive. This way, when you sell the home, you will get the most bang for your buck. Fresh paint, shampooed carpets, or scrubbed moldings and doors all make that little bit difference that will make your home look brand new. These little improvements are great for the home and family whether you plan to sell it or not. However, this low cost remodeling rule has one exception. If your home only as one bathroom, it is recommended that you put in another one. If you plan to sell your home, an additional bathroom will increase the value. If you plan to keep living in the home, it will make your family so much more comfortable.

Spend some time planning and putting careful thought into this project. Don’t go crazy with expensive remodeling to improve your home, because it can be done on a low budget with little effort on your part. Talk to your family and identify the upgrades that would be the most beneficial for your comfort.
