Do You Need Furnace Repair or Replacement?

Does your furnace need repair, or is it time to replace your heat source heat? There’s no easy answer, and it depends on many factors. A reputable contractor will recommend the best approach for you in terms of cost, efficiency and getting your money’s worth. However, you must consider a few bottom lines. For example, homeowners with a standing pilot furnace or A/C that was built prior to 1992 should seriously consider replacement — even if repairs aren’t recommended right now. These older models have a 65 percent efficiency rating at best, so you’ll quickly make up the cost of a new furnace in utility savings alone. If you have the time, research and ask about the best replacement system for you before your furnace goes on the fritz. You don’t want to make this decision in haste.

Also consider where your warranty stands. If you have to replace key components, like a heat exchanger, it might be the same price to simply replace the whole furnace. Replacing a heat exchanger is kind of like a heart transplant. It’s difficult and expensive, but people do heart transplants because they want to live (or want our loved ones to), but the same can’t be said of a furnace. Plus, even repairing such an important part will likely lead to more leaks or failures down the road, due to sheer age. A newer model will save you money in future repairs and utility costs immediately.

A Tough Call

Replace equipment if it’s past 75 percent of life expectancy and the repairs are estimated to cost more than the replacement — that’s the rule of thumb contractors live by. Let’s say you have a 15-year-old furnace that needs a $750 repair — replace it. This is also a great time to think about better efficiency, multiple staging, speed blowers and other ways to enjoy savings while going greener. However, don’t go with age alone.

For example, some 10-year-old furnaces have never been maintained and are so beyond repair that replacement is the only option. Some 20-year-old furnaces have been flawlessly maintained and are as good as new. Only a skilled, honest, furnace repair company can give you a good assessment on repair versus replacement. Every situation and home is different. Some homeowners just got into a new condo and are now finding out that the builder skimped on the HVAC system, leading to utility bills that are higher than necessary. In these cases, the homeowners may want to upgrade immediately.

Get Multiple Opinions

You need to undertake research not just on what kind of furnaces are out there, but also on your furnace repair/replace company. Check with the Better Business Bureau, look at reviews on third-party sites and read through testimonials. A local provider (not a chain) is preferable in many cases because of the high level of customer service. Other homeowners want an HVAC company that’s just as eco-friendly as they are. Match your needs for furnace repair to that of your contractor.
