It is still a difficult time for selling property and with sellers struggling to make their house stand out from the hundreds of others on offer in their area, you need to take note of these important mistakes and stay clear. 1. Don't be greedy and ask for too much money -> In today's economic downturn you will be lucky to get back what you paid for your property, so be realistic when setting your asking price. Have your property valued by several different agents and compare it with other similar properties for sale on their books and in your area. If your property is priced too high you will discourage potential buyers from viewing the property and your house could just sit on the market for months with no interest. 2. Many people now try and go down the For Sale By Owner route, however this takes a lot of time and effort, not just with the initial marketing but also you will need to personally do all viewings, answer all enquiries and make yourself available when ever a buyer wants to come round. There are also many rules and regulations when it comes to selling a house as to what searches and certificates you need to complete before you can market your house for sale. For example you need to ensure you have an energy efficiency certificate for selling a residential property in the UK. An estate agent will be able to organise all this for you. 3. If you do decide to go it alone, don't make a half hearted attempt at marketing -> You cannot expect to just take 2 or 3 photographs, put up a for sale sign and wait for the buyers to knock on your door. You need to utilise all the marketing option available to you, including traditional and newer options. For sale signs in the garden or window, adverts in your local paper. Therefore tidy up and thoroughly clean your house before taking numerous pictures and making a video. Then list your house for sale on several websites, both free and paid ones. ??4. Fix all those little things you have been meaning to do for ages - a potential buyer does not want to walk into your house and see kitchen cupboards hanging off, loose skirting boards, loose door handles etc. Try and view your house as a buyer would and see it with a critical eye. 5. Try not to get emotionally involved -> not everyone is going to like your decor and taste and a new owner will want to change various details and put their own stamp on the property. Ideally decorate in neutral colours. ?6. De-clutter -> don't leave your stuff everywhere. It will make the house feel smaller and also buyers will not be able to easily envisage themselves living in your home. Make sure there are not too many personal photographs everywhere, tidy away old magazines and newspapers, kids toys, dog toys. 7. Don't be offended by low offers -> The buyer is just trying to get your house for as low a price as possible and you can't blame them for trying. Even a low offer opens the door for negotiation. 8. Don't get caught up in minor disagreements and loose the sale. There is little point in losing your buyer because they want you to leave the large fridge freezer but you want to take it. To be on the safe side make it clear from the beginning what you will be taking and if you want to take carpets, curtains and other fixtures and fittings with you, replace them with ones you are happy to leave before you show buyers around.
