Ever hear of house raising and restumping? It’s quite a common construction job that is done too many coastal homes. It’s a fragile job and should be done by restumping specialists who work with house risings. House raising is carefully done by placing huge, heavy steel beams underneath the supporting floor joists and completely raises the home from its foundation. The home can now be placed on new stumps or on steel or wooden posts. When the house is at its desired height, restumping may be completed. If wooden or steel posts are going to be used, proper prep work is required before the home can be safely lowered back down and secured. Prepping the Wooden Posts and Steel Beam If new posts or beams are going to be used, you need to properly prep your supporting materials. After the hole is dug at its proper depth, (usually three feet or more) a layer of rock should be placed about two to three inches deep. This will prevent the wooden post or steel beam from sitting in a bucket of water. The layer of rock will allow any water to drain away from the wood or steel. If steel is going to be used, a generous amount of enamel should be applied to the steel beam. The enamel will seal the steel beam and prevent it from getting in contact with water. However, the enamel isn’t very durable and is likely to wear off prematurely causing the steel to corrode. If tar is used after the enamel has dried, the tar will protect the enamel from wearing off. Tar is very durable and can stand the rough texture of concrete, rock and earth. Repairing Cracks in Walls and Tiled Floors Once and for All Many cracks in walls that get repaired end up having to be repaired again and again. This isn’t because of a bad repair job; it is because the home is still settling down (sagging), and no matter how many times you can have it repaired it will eventually crack again. This is true for tiled floors also. When the floor joists start to give way, a bowing effect takes place and the floor will begin to sag causing the grout to crack and crumble, weakening the tiles and causing them to get damaged. To fix this problem, floor jacks are used to raise the floor joists to their desired height and then posts, beams or posts can be used to hold the floor joist at its current position. Use extreme caution when jacking up floors, the risk of even more damage could occur. This is why floor jacking, house raising and restumping should be handled by restumping specialists.
