More than half of homebuyers in Britain believe they have passed an examination of the house, they want to buy, but in reality all they have lived, is a mortgage appraisal. Protect yourself and your property by obtaining a report potential Buyers will tell you everything you need to know about your future home and help you avoid a house of horror.

What does a surveyor to report buyers look for?

1. Structural Movement

Structural movement can mean nothing to subsidence and cracks in the solution.

Often cause large areas of trees and clay soils, trees often must be removed and foundations strengthened to stabilize the building.

Poorly implemented changes, such as removing walls or chimney breasts can lead to distortion and partial collapse.

2. Wet

Owners often do not realize how much damage can be caused by moisture in buildings.

Soil moisture absorbs the building unless an effective damp proof course, and exterior walls, gutters and downpipes is maintained to prevent entry of rainwater.

3. Tips and error of wood

Wet rot decay fungi associated with damp conditions. Poorly maintained wood frames are susceptible to wet rot. All exterior wood should be well decorated in order to humid.

Dry rot, despite its name, grows in damp poorly ventilated as provided under-floor cavities.

Beetle infection is common in older properties, where insects such as woodworm attack on the floorboards and wooden ceiling. Severely damaged wood does not need to change, and the treatment of infections.

4. Electricity

There are now strict rules about who can do electrical work and surveyors will be looking for improvements to DIY. Old rubber and cloth covered wiring in some buildings are still UN-modernized and the cost of upgrading can be costly.

5. Gas

Proper maintenance of gas installations and appliances are very important. Damaged pipes, faulty equipment and poorly maintained water heaters and boilers can be fatal.

6. Drain

Drainage especially in older properties will be exposed to damage from the roots of a nearby tree and over time, a leak can take the underground foundations and cause structural damage.

7. Tag

Replacing the roof of an average home would cost several thousand pounds, so it is very important that the condition of the roof evaluated before purchase to ensure it is watertight and in good condition.

8. DIY improvements

Poorly executed home improvement is one of the most common mistakes observed by inspectors and can be costly to correct. Any major change is often done without permission from local government and could lead to serious structural problems.

9. Environmental issues

Homes near busy roads, railways and airports could suffer from noise and vibration. There may be instances of contamination in March from previous industrial processes and potential risks of the extraction of radon gas in the risks of flooding and the rivers and streams nearby. All these things could materially affect the property and difficult to sell in the future.

10. Legal

There may be a number of legal issues that require further investigation by a lawyer, but the principle is identified by an inspector to inspect the property. Changes in ownership may have required the consent or building regulation permission. It is possible that the rights of way on highways or roads or drainage systems, so it shares the responsibility of maintenance should be reviewed.

So make sure you’re protected and get a full report from home buyers, as the surprises you want in your new home are those that are nice.
