Gone are the days when students would live in any old dive during term time providing it was cheap. Today students want to rent decent quality properties and in most university cities they have plenty of options to choose from. This means that in order to secure student tenants on an annual basis you may need to offer something more than your fellow landlords, and a great way to do this is with good quality student letting agent furniture .

Students are much more likely to look favourably at your rental property if you provide a range of student furniture for landlords throughout. Strangely they are also much more likely to look after the furniture in the house if they know that you have provided it for their benefit, rather than to make a few extra pounds out of them each month. So how do you choose student furniture for your rental properties?

Well to start with you need to find a balance between quality and price. Obviously you’re going to want to buy furniture that will last a good number of years, and when you take into account the treatment it will get from students you need to look for something strong and durable. Student furniture is a great way to entice students to become tenants but if you need to replace it at the start of each year you’ll end up losing money rather than making it.

Saying this, you don’t want to spend a fortune buying your student furniture in the first place. Even though your tenancy agreement can be written to include a ‘care of furniture’ clause, accidents may still happen. For example, coffee will inevitably get spilled on sofas and beds, desktops and table tops will inevitably get scratched and soft furnishings will inevitably get damaged and worn beyond repair. The last thing you want to do is spend thousands of pounds on student furniture only to have to replace it after two or three years because of unavoidable accidents.

The best thing to do is to set yourself a furniture budget for your rental property and then decide what bits of furniture would be most beneficial for the money you have. Students need things like desks, book cases, wardrobes, drawers and simple beds. They don’t really need ornate dining room tables, dressing tables, fancy lights and ottomans. Split your budget between the number of rooms you need to buy for e.g. three bedrooms and the living area, and work from there. Remember, the more bits of useful student furniture you can provide with your properties the more likely you are to keep your tenants long term, and the more secure your buy to let investments will be. If you need to work to a tight budget initially then you might want to consider buying furniture packages rather than individual pieces for each room.

Popular student furniture packages normally contain things like a simple double bed and mattress, a desk and chair, a chest of drawers and a small wardrobe – everything a student needs in their bedroom. Then all you need to think about is the living area, again, the furniture for which can be bought as a package.

The purchase of decent student furniture should be looked at more as an investment than a cost. As soon as word gets around that you provide quality furniture for your tenants, students will be queuing at your doors year after year. And at the end of the day this is just what you want from your buy to let investment.
