Selling a house isn't easy. Many emotions come into play when preparing to sell a house you built a life in. Everyone who has sold their first or even second home can relate to the mixed emotions you might be feeling. But, all that said and done, in order to make a successful sale, home staging becomes very important.

Taking control and getting ready to organize is the first step. Having a handy check list is an extra bonus. The following list will help you get ready to showcase your home and get the best results in order to push a sale.

#1 If it’s Broke Fix It: Making any necessary repairs

Showcasing your home with a broken air conditioner, cracks in the staircase or holes in the wall will get you nowhere fast. Most potential buyers will do a quick u-turn if they see unflattering areas that they know will cost them more money to fix. Yes, it is a bit of a pain, dumping more money into a home you are trying to get rid of, but very important none the less. Believe us when we tell you that the final investment you make in your home will be the best.

Check it off

•Make sure the plumbing is in order – everywhere. Check for leaky faucets or clogs •Re-Caulk where necessary – stuck in grime or mould is just gross, especially to new eyes •Re-paint or re-varnish. Make it look as brand new as possible – use neutral colour for best effect •Don’t forget outside, this includes the lawn that may need re-seeding and brown patches taken care of. Don’t forget the tool shed that can use a fresh coat of paint •Dry-wall all the holes, this includes the holes you might have made with family photos

Make Room: De-cluttering Organizing and Cleaning

The bigger the better...or the bigger the illusion the better! New home buyers are looking for space, space they can move around in and most importantly use their imagination in.

Check it off

•Take out some furniture and make the living room or dining room appear bigger •Rent a storage place for a month or two if you have to...but get rid of the clutter! •Put DVD’s, books back in their place and make the shelf look organized and clean •Store all of your treasured items, like great-grandma’s china or antiques...don’t tempt the buyer with items you don’t want to let go of. •Take down all family portraits or other photos around the house. Let the potential buyer imagine their own photo’s hanging around. Most importantly, refer to checklist #1 and fill the holes. •Clean everywhere, including the refrigerator, stove-top...you know what? Just make the kitchen sparkle like it’s never sparkled before. •If you have kids and they have a play room, be sure to remove more than half the toys. Organize the rest to make it feel welcoming •Don’t forget the bathroom

Kick out the Dog and Keep the Kids

More than likely you have been in the same neighbourhood for years; therefore logic suggests you made a few friends. Ask one of them to kindly take in your pet(s) for a few hours. This is by far one the biggest tips a real estate agent will give. Of course there are obvious reasons when it comes to expelling your pets, such as allergies or clumps of hair flying everywhere. However, we can’t forget about fear – many people are terrified of dogs, especially if their big.

Check it off •If you have carpets that can be removed without too much hassle get rid of them. If on the other hand they cannot be removed, rent a carpet cleaner to freshen it up •Dust away all the hair and don’t forget couches and other pieces of cloth furniture •Burn some incense before any guests arrive #3

Finally...disassociate Check it off •Start to let go of your home, pretend for a moment you are the potential buyer. This will help you make all the right moves when staging your home •Try not to get to emotional. It’s completely understandable that you put a lot into this home, but if you dwell on it, you might change your mind and disrupt positive future change •Be polite to your visitors; answer any questions but stay out of their way. Make them feel welcome and encourage them to explore alone.
